• Advertising for tenants;
• Stringent tenant vetting, background, and reference checking. Requesting pay slips, previous property owner references, bank statements, employee references to assess the person's character;
• Letting and rental negotiations on your behalf, keeping you up to date with the progress;
• Ensure the contract stipulates the consequences if the property is not evacuated on time;
• Ensure the tenant pays the rent into the property owner's bank account on time with a notification of the payment sent to the property owner;
• Exercise strict credit control in respect of all amounts owed by tenants;
• Prompt payment to Lessors (you);
• Ensure correct procedures are followed and appropriate warnings are given before proceeding with eviction;
• Speedy repairs or replacements where necessary and recovery of costs where a tenant has damaged the property;
• Inspect the property
  • Property will be inspected quarterly to ensure the tenants are taking good care of the property;
  • Identify any work or repairs that may require attention.

  • Email you the colour and style selections;
  • Inspect work carried out on completion and pay for work done to a satisfactory level after you have confiirmed your satisfaction;
  • Email you photos of the work that has been carried out.
